TENANT SCREENING & RENTAL CRITERIA
FAIR HOUSING STATEMENT:
It is our policy to comply with all laws prohibiting discrimination, including those that prohibit discrimination based on race, color, religion, national origin, sex, familial status, or disability, and any other federal, state or local laws protecting specific classes.
RENTAL CRITERIA:
- A completed and signed application from all proposed occupants over the age of 18 must be submitted. All Applications must be filled out completely and accurately. An incomplete application may be rejected. Misstatement or Omissions made on your application may be grounds for denial or termination of the lease. If information given on the application cannot be verified, this is a reason for denial.
- A non-refundable application fee in the amount of $45.00 is required by all parties applying over the age of 18. A government issued photo ID is required for application processing of each applicant 18 years of age and older.
SCORING OF YOUR CONSUMER CREDIT REPORT:
Our communities use an independent credit reporting agency, RealPage Inc. to obtain and evaluate your consumer credit report. Based on the information contained in your consumer report, including but not limited to such items as your bill-payment history, number and types of accounts that have had late payments, collections and outstanding debts. RealPage Inc. will make a recommendation to us based on its evaluation of your consumer report and any other relevant criteria. Credit will be considered will be considered when determining rental eligibility and security deposit levels.
APPLICATION DEPOSIT REQUIREMENTS:
- In addition to the non-refundable application fee, the full standard security deposit is required at the time of application submission. The amount of the security deposit may vary from residence to residence.
- HOLD DEPOSIT: The security deposit will be considered a hold deposit on the specific unit that you are applying for.
- Landlord will remove the property from the market with the appropriate application deposit and will not lease the property to another person until the Landlord approves the applicant as a tenant.
- Â Landlord is not obligated to remove the property from the market without the application hold deposit. Landlord may continue to market the apartment for rent until an applicant is approved.
- OBLIGATIONS UPON APPROVAL/ NON-APPROVAL:
- If Landlord approves the applicant as a tenant for the property, the Landlord will notify Applicant of approval.
- Applicant must sign a written lease agreement no later than 5 business day ("Execution Period"�?) after Landlord notifies the applicant of approval. Once written lease is signed, the application deposit will be credited to the security deposit in the lease.
- If Landlord notifies the applicant of approval via email and the applicant fails to sign the lease by the end of the Execution Period, Landlord will retain the application deposit and may lease the property to another person.
- If Applicant withdraws or cancels their application after notification of approval the Landlord will retain the application deposit and may lease to another person.
- Application Deposit will be refunded if the Applicant is denied based on any of the rental criteria.
CRIMINAL HISTORY REQUIREMENTS:
- A Criminal Background Check will be conducted for all applicants over the age of 18. The application will be denied for any of the following reported reasons:
FELONIES/MISDEMEANORS
- Drug Violations: Within 5 years of the completion of sentence
- Weapons: Within 5 years of the completion of sentence
- Theft of Property: 5 years of the completion of sentence
- Any Conviction for Illegal Manufacture or Distribution of a Controlled Substance: No Time Limit
- Assaults/ Injury to Another Person, Etc.: No Time Limit
- Sexual Offenses: Automatic Denial
- Any Terrorism Related Convictions: No Time Limit
RENTAL REQUIREMENTS:
- Rental history must be verifiable. The refusal of a prior landlord to give a written reference or a negative reference may be grounds for denial. Applicants will not be accepted if there have been four (4) or more delinquent payments in the previous twelve (12) months. Unpaid Evictions or unpaid debt to any property or Landlord will result in an automatic denial of the application.
- Limited or No Rental History for an applicant will result in any of the following: a) requirement of an additional security deposit b) non-refundable security deposit c) guarantor d) any combination of A, B, C. *Guarantors will be required to meet all rental criteria and have verifiable income of no less than five (5) times the monthly market rental rate.
INCOME/EMPLOYEMENT REQUIREMENTS:
- All applicants must be able to show verifiable gross income that is three (3) to three and a half (3 ½) times the monthly rental amount of the unit for which they are applying.  Gross income for all applicants applying together will be combined.Â
- All applicants will be required to provide copies of their paychecks for the last thirty (30) days. All income provided will be considered including: Offer letters (on company letterhead), Grants, Pensions, GI Benefits, SSI Benefits, Child Support, tax returns (most recent) and/or bank statements showing a recurring deposit history. All documentation provided will be verified with your employer.
